How to get financing when self employed living out of the US?

I am working on putting together my first REI deal. I am looking at doing it for cash.

BUT. 

Everyone says "leverage your money".

I have applied for normal bank financing but my tax returns do not have the right number on the right line due to my deductions for living out of the country for 300+ days a year.

Does anyone have advice on what I can do?
