Financing property with mortgage less than $50k

I have my eyes on a property that is priced at $55,000 wholesale. My lender will not lend on properties with a loan amoun less than $50,000. This property would be a good investment. My plan was to purchase with cash and then finance it with 20 or more percent down, amortized over 30 years. Can anyone suggest a lender that will be able to do this kind of loan? Note my local credit union is unable to do out of state deals so I am stuck with no ideas Thanks!
