I find it easier to find a financial partner when you have a true deal under contract. Just make sure to use 65% rule so that you can wholesale it if you need to :)

Thomas Rutkowski thank you the coach is actually the owner of the reia chapter here in madison and I know a lot of his students so I don't feel like it would be a scam of sorts like others can be I am just worried cause it's a lot of money and I want to make sure i am educated when making the choice

So one thing for sure I feel I need to do is pay off these high interest personal loans. I am trying to see if it's better to invest in my education via coaching or to just invest the money it self and have it work me me instead of educate me. That is where my Dilemma is

So I am trying to see what people's insights are. I am getting about $20k from my moms life insurance and trying to decide if I should invest it in a crowd funding program and make money back or if I should put it all towards my debts and have more money a month but not get the education from my local reia coach. Any insight would be great please and thank you.

So I am wondering what a fair income is for someone to help me with acquiring properties and managing all of that. If I may ask what is you average starting price? I do plan to have it a little lower and include a commission style pay as well. Any insight would be great please and thank you.

drugs, crime and the fact I don't really know the area well. Plus the market doesn't really go up much from the little I looked into

Thank you Marcus Auerbach I never thought about the high interest offer presenting as higher risk. As for family and friends sadly I have tried working with them but no luck yet who knows now that I have a deal it may turn around

The list I got from realeflow.com and honestly not sure how they can pull a list like this. I appreciate all your insight. I am simply trying to find private lenders that I can get to know personally because I agree you can't just ask people to find your deals with out a relationship. This site has prewritten letters that have been looked over by smarter people then I. I am curious if anyone has ever worked with this site and may have marketed to this kind of list and what the did when people, if people respond
