Mortage Note Purchase Sale Agmt

Hello,

I am buying a seller finance note and am looking to reference a purchase and sale agreement for my own PSA. This transaction will be in California but the PSA I would like to see doesn't necessarily have to be from California. Can someone please send me a copy of a purchase and sale agreement to purchase a seller carry (non-bank originated) mortgage note that they use? I really appreciate your help in advance.

(So this thread doesn't go off the rails at the start - Please don't respond with any disclaimers or warnings. I am familiar with the processes and risks in this transaction. I know I need to, and will, consult an attorney, CPA, etc...)
