Advice on financing a duplex

Good afternoon all.

I am currently shopping for lenders to fund my first duplex purchase.  It is unoccupied and located in NJ.  Credit scores for both myself and my wife are between 723 on the low end and 790 on the high end.  Purchase price is $74,000 and we have the funds for the 25% down payment but would rather not part with it if at all possible.  

We are looking for advice on what we should be looking out for from lenders as well as what may be considered favorable rates.
