Approved for $500,000 FHA Loan

Hello I have recently been approved for a $500k FHA loan and I am looking into something in the NYC surrounding area. I have a steady job working for the City of New York for about 2 years now. Any advice on what the next step should be?

Put your money into a property and let it appreciate. With you pre approval you can buy something in the 600k range. Get a duplex so you can rent 1 apt. Have some income coming in to help offset your debt servicing. Goodluck and let me know if I can be of help to you.
