Starting to Offer Transactional Funding - Need Help

Hello,

I have recently decided to expand my business and start to offer Transactional Funding. I know the concept and what is involved (to some extent). I am very appreciatively asking for any help in the following areas:

1. a sample of a Transactional Loan Document

I've scoured all over and can't seem to find loan documents for Transactional Funding.

2. a sample of Escrow Instructions

I want to make sure I clearly state not to fund AB if BC doesn't happen

3. a list of items I should request from the borrower (I already have a list, I just want more suggestions, can't be too sure)

4. Anyone know if there are any laws or regulations in NC concerning this business? Can I just open my doors or do I need to do anything legal before I get started. I am already an LLC.

5. The steps I should follow/expect the first time

5. Any other advice from someone in the Business would be fabulous. Some do's and don'ts would be nice.
