*If Tesla can open up every one of their patents for public use, pretty sure someone can do the same with a few documents. Two different types of mind sets...

Ted Akers - Thanks for the advice. I have already spoken to my Lawyer; a Promissory Note and Trust of Deed IS required. I have those documents drawn already, just wanted affirmation that I have covered myself properly from those who have done this before. I know the Escrow Instructions are the MOST important and where I want the most advice on. I have also spoken with every State Department and my Lawyer about licensing, and from what I have been told it is not required. But if anyone has any advice on that as well, it would be MUCH appreciated, as I do not want to run into any legal issues.

Is the Escrow Instructions the only document where I reference the C buyer? - Regarding C's funds being in Escrow before my funds are released.

Hello All,

I have asked for help on this topic before, but haven't had much luck, so am trying again. I am starting to offer Transactional Funding and want to make sure all of my ducks are in a row.

I am getting my documents together and want to see if anyone (that ACTUALLY offers Transactional Funding) can help. I have a Promissory Note, Deed of Trust and Escrow Instructions.

My question is, does anyone have any examples of these docs that they use, with the correct wording of when to fund and when not to fund? And how the terms of the loan are written? If anyone can send some sample docs that would be amazing!!

**Yes, I have a lawyer and yes he will review all docs before I use them.

I have recently decided to expand my business and start to offer Transactional Funding. I know the concept and what is involved (to some extent). I am very appreciatively asking for any help in the following areas:

1. a sample of a Transactional Loan Document

I've scoured all over and can't seem to find loan documents for Transactional Funding.

2. a sample of Escrow Instructions

I want to make sure I clearly state not to fund AB if BC doesn't happen

3. a list of items I should request from the borrower (I already have a list, I just want more suggestions, can't be too sure)

4. Anyone know if there are any laws or regulations in NC concerning this business? Can I just open my doors or do I need to do anything legal before I get started. I am already an LLC.

5. The steps I should follow/expect the first time

5. Any other advice from someone in the Business would be fabulous. Some do's and don'ts would be nice.

Hi All,

I am in the Raleigh, NC area and have been trying to find a closing Attorney to close my wholesale deals. I have contacted quite a few with no luck. Anyone in this area know of any Closing Attorney that is Investor friendly and deals with Wholesalers?

Hi All,

I am trying to find information about Wholesale contracts. For an Assignment, I know I sign a Purchase Contract with the Seller and an Assignment of Contract with the Buyer. But for a Double Closing, what kind of Contract to you sign with the Buyer? I know I sign the same Purchase Contract with the Seller. But do I sign a Purchase Contract with the Buyer as well? and if I do, what verbiage is different in the two Purchase Contracts?
