Georgia small banks

I am in the processing of purchasing a property less than 100K.  This is a town home costing 55K...and I would not rather pay cash.  This unit will generate 1190 in rental income.  Anyone recommend any lenders that offer mico loans?  I'm also considering purchasing up to 4 additional units in this neighborhood.  Can we group them together as one loan?

Jeff Zulauf with Fidelity Bank in Duluth mentioned he could do smaller loans during a refi for me last year.
