What banks/lenders will do this?

I have a few (3 in particular) properties that I own in my LLC. One I have owned for going on 5 months now. 2 are on the market and one is rented out. I am looking for a bank/lender that will do a refi on investment property with no seasoning (because I would most likely need to put the title in my fiance's name). My fiance is the one with income and a good credit score that would qualify for this. She owns 50% of the LLC. We used her to qualify for a refi with Charter One before, but the property went into her name in the first place.

Is there anyone that will do this refi that you guys know of?
