Partnership mortgages

I'm looking to put an offer on another property and one of my friends is willing to put the mortgage under his name (he's been pre approved for 200k). Has anyone bought a house without being on the mortgage? I heard I can be added on the deed with a quit claim. I'll be paying the mortgage, we are only using his name. Based on my research, I have to include his name on the offer since the seller will cross reference the pre qualification letter, going to ask my agent about the mortgage laws.
