Marketing Self Directed IRA Lending

My partner and I want to raise funds for real estate investments by working with self directed IRA lenders. Our thought is to pitch potential lenders on the value of lending to real estate investors through their IRAs. My questions are:

1. Who is the target market for these investments?

2. How can I place myself in front of them?

3. Should I work with a custodian or simply show my track record of profitable real estate investing?
