Post: Marketing Self Directed IRA Lending

My partner and I want to raise funds for real estate investments by working with self directed IRA lenders. Our thought is to pitch potential lenders on the value of lending to real estate investors through their IRAs. My questions are:

1. Who is the target market for these investments?

2. How can I place myself in front of them?

3. Should I work with a custodian or simply show my track record of profitable real estate investing?

People have suggested that I inquire into REITS.  I'm not comfortable with moving in that direction at this point and would like to focus on working with potential private lenders and encouraging them to lend to us at above market rates.

Anyone have any experience in this?

Attorney here.  I completely agree with Steven corporate holding strategy.  This minimizes the tax effects of your income flow.  LLCs are pass through entities and S corporations have no corporate double taxation, unlike C corps.

Most attorneys recommend establishing your LLC in Deleware because you'll have more of the law on your side. Try not to establish in LA City since you'll have more taxes than if you decided to create it in other areas of CA.

Hey BP,

I am a Georgia-based investor and am interested in purchasing tax deeds in our state.  I recently read about a strategy where an investor could purchase a quitclaim deed from a homeowner facing a tax sale and then collect the excess funds from the sale of the home at the auction.

This sounds great, except I don't see a reason for the homeowner to sell to me.  What am I missing here?  What motivation would a seller have to convey their interest in a financially distressed property to me prior to a tax sale?
