Family loan for purchase contract

Hi. I have a family member from out of state that would like to invest (and help me get in the game) enough funds for me to purchase a REO for rehab and resell. I have the funds for holding it and the costs to repair. He wants an easy personal loan he has no interest in being on the property he just wants a good return when I am done with his money. How would I write up a loan for this? Just an easy template type loan with the terms? This is almost too easy it seems after seeing how TRUE private money is lent. Thank you!
