Thank you Samuel for the referral. Are you finding success with single family rentals in our area? would you mind sharing any tips or insights about this area?

Kyle. Well we had our second call with replace your mortgage last night we told them we were going to try it on our own as the cost is $2,500 for the do-it-yourself plan and 4000 for the hand-holding plus investment plan. That's too steep for us right now we're still looking into some things were even looking into the program from Harj Gill. He is much more reasonable at $900 and he teaches second lien position to protect your home more from the possibility of interest rates getting too high. We are going to think about it for a little bit here and then try some negotiating with them to see who will give us the best deal.

And even with them I won't be able to directly deposit my checks straight to my heloc- I'll have to deposit to checking and then transfer over so I can't use it exactly like a checking acct which is disappointing but will still work. I would try to get as much info from Replace your mortgage as you can and if you can get a couple options for banks who will let you do this exact strategy it would be worth it to pay them depending upon how much it is. Feel free to shoot over costs w/ replace your mortgage and all of the other factors and we can see if it would be a good option for you to go through them or not. Or you could always just go to a Johnson Bank or another bank that understands this strategy so you can implement at least part/most of it like I am.

Hi Kyle. We are in Wisconsin too and are getting ready to put our remaining home debt on a 1st lien HELOC. Would you mind sharing your contact at Johnson bank? Is it working out as planned? Is there anything you would do different? Thanks Kyle.

Hi all. Just a side thought for everyone. With the popularity of video these days has anyone taken a walk through video with new tenants showing the property in good clean condition? With their approval of course. And could it be a very good accountability tool for both parties.
