Private Money in Louisiana

I have been searching all over for a private lender for a rehab in Louisiana.

Why is it so hard to find one. Most of them do not lend in LA or want money upfront.

Is there anyone willing to assist or point me in the right direction?

Any advice is appreciated.

Have you checked with local portfolio or commercial lenders in your area? Depending on your investing strategy the commercial lender might be able to structure a loan to fit your needs.
