Hard Money Lending Question

Question for Hard Money Lenders:

I currently invest with a hard money lender where when the deal is done I end up with 14%-18% annualized return on my money. The way the lender structures his deals is he lends purchase price + rehab. Sometimes the borrower puts in small amount of their funds; 2-5%. I get paid monthly at an annualized interest rate of 10-12%. Once the property is sold I get points on the backend that bring my return to 14-18%. The hard money lender takes 50% of the profit from the flipper once the property is sold. These flips are normally pretty extensive rehabs with large profit margins. Example 80k purchase, 150k rehab.

I'm curious if any HML's doing similar types of loans?
