How many square feet are you building? Is the 87k the build cost?

@Ben Leybovich @Sam Grooms You mentioned the seller was not very sophisticated. He bought the property for 1.645M in 07/2013 and sold it to you guys for 8.15M 5 years later. 500% increase for an unsophisticated seller is pretty good. 

I agree with Bob. I'd certainly find another lender for comparison. 

@Sunil Kapoor Sounds very high. Please provide a breakdown.

@Victor Barboza I have been doing new construction in Central Phx. For me if my sale price is 500k, there is an existing house there, and I'm building a 2000 sq ft house + 2 car garage I'd like to purchase around 180k. Now I'm also a GC so my build cost may be lower than somebody who needs to hire a GC.

A good architect can guide you through the process. He'll get you in contact with the appropriate engineers. You'll have to do something about the wash and the elevation change. You'll want to understand what that will cost before you get started.

@Ciro Affronti I own two parks in Tucson. The parks in Tucson have appraised at 30k per space recently. The quality of the area you are in is significantly better and not comparable in any way to where I am in Tucson. 

I am very familiar with 85016. I'm building spec homes in the area. I'd guess this is most likely a land play. Depending on the locations of the park you'd have to determine what the land would be best suited for. There is no reason that the park would not continue to remain fully occupied for the foreseeable future given the location. I'd be happy to talk about what hazards to look for. Also, 2 acres for 30 lots seems small, so I'm guessing the mobile homes are very small and/or the park is very congested.
