Do you know of a company that does mortgage loans with a large equity base for marginal credit?

I am a real estate investor.  I am looking for a lender that does loans for a low debt to equity basis.  This is not an investor loan but a homeowner that needs to cash out the other joint owner.  If you know of a source please let me know.  If I need to post in a different area of the site let me  know.  I hardly frequent although I am a pro member.
