Owner-Occupancy Residential (3-4 Units) Questions - WA State

Greetings - I FHA 3.5% down owner-occupied my triplex in Snohomish, WA May 31, 2013 and moved out 1 year later to rent it out. After I finish my tax return, I would like to owner-occupy another property. I don't really understand the residential lending world - are there any options out there to owner-occupy non-FHA with 5% down or so? Ideally I'd like to keep my 3.5% down FHA loan as I am locked in for 30 years @ 3.37%. I don't live there anymore as after one year, I was no longer required too. The other option (#2) I see is to refinance the triplex into conventional and then buy the four-plex I want with another owner-occupy, though as I mentioned before, i'd rather not. Anyone have any creative thoughts on best way to approach this?
