I hope someone can help me. Im gonna get right to the point.. I have a contractor tyhat put a good bit of money into some properties and spreaded himself too thin. Now he is liquidating some of his properties with major equity and value. The one i want is a SFH thats zoned commercial. It is partially rehabbed, meaning the house was g utted and walls redone. Wiring , plumbing has been done. Sheetrock materials already in the home, just needs some siding, slight roofing, and finishing on the inside. Can gethis property for $15K if i can move this week. Comps for this property around $105 or better. I have an end-buyer for the property in as is condition but they are gettinig 203k money and want be able to close for another 30 days or more. They have already received preapproval for the funding though. I want to get it and sell it for a quick profit..but my scores are too low, my disposable money is tied up, and i time is getting short before the contractor finds another buyer.
