Sundar, i am very familiar with asset lending using gold. It will depend on the value of the jewelry , amount needed for funding and where its currently housed such as a bank or a vault. Most of my lenders i deal with in these areas may require an SKR( Safe Keeping Receipt) and it needs to be from a top rated bank. That SKR will serve as collateral itself. From that point there are a few routes to funding.

I have access to investors that will give funds for stalled development projects. And also if you own the land, i have investors that will fund the developing portion.

I hope someone can help me. Im gonna get right to the point.. I have a contractor tyhat put a good bit of money into some properties and spreaded himself too thin. Now he is liquidating some of his properties with major equity and value. The one i want is a SFH thats zoned commercial. It is partially rehabbed, meaning the house was g utted and walls redone. Wiring , plumbing has been done. Sheetrock materials already in the home, just needs some siding, slight roofing, and finishing on the inside. Can gethis property for $15K if i can move this week. Comps for this property around $105 or better. I have an end-buyer for the property in as is condition but they are gettinig 203k money and want be able to close for another 30 days or more. They have already received preapproval for the funding though. I want to get it and sell it for a quick profit..but my scores are too low, my disposable money is tied up, and i time is getting short before the contractor finds another buyer. Actually 203k is the option i was going to mention, but i have not experinced the harshness of getting the loan as stated. True it is score driven but the requirements are very much easier than hard money. The rates are better also. You will have to weigh the good and bad for yourself. Wait 4 weeks get good rates, wait 7 to 14 days get high rate. But there is a hard money lender that doesnt rely so heavily on your credit as much as if the deal makes dollars and $ense. Since i am not allowed to promote any business in this forum i will not say the company's name but if you are interested please PM me and we can have a dialogue. I am a builder/ investor not an artist, so i am not in the business of painting pictures of something that is not there.Thank you.

Hi,
I can get you a 9% LTV with a 3% downpayment assistance, and all you need is a 520 middle score. This can be a rehab loan also. The catch is you have to buy it as if you are owner-occupying but after you have finished rehabbing you can sell it. Let me know if you are interested.

Hi guys, i was reading where you say if you found a book on raw land development you would buy it. Well i do have a book...i didnt write it but it is very thorough from begining to end. What the person mentioned above is all correct but you have to do things in an order and somethings you may be able to get around if you know how. It was very helpful to me on my first development, now we are in process of doing a 30 acre behind an Air Force base here in SC., I paid $175 for the ebook from a private source that i had to pay in order to have access to. I would be willing to sell it to you guys for $100.00. I thinks thats pretty fair. We just got our wetlands certification out of the way and now we are doing the retention ponds. But i will say this, if you do not have patience, dont even think about it. You will have to have more than you want, trust me, but if you generally love realestate like i do, then it will be all worth it.

I come to this site from time to time and browse through the postings. I noticed that you stated that you may be interested in doing some developing. I am a builder/ project manager in SC. and have an extensive knowledge in this area. I am about to do a 30 acre development here in about 2 more months.
