I just re-read and realized you're talking about getting loans for lien position 2, is that correct?

I am a realtor and wholesaler, and I get some buyers looking for owner financing, some sellers need/prefer getting cashed out and there are some lenders I work with who can provide the financing however they run out of funds sometimes. I'm looking for a new source of investors who are in the business of funding these deals.

🔍 Investor Insight Needed – Owner Finance Returns on 1st Lien Positions 🔍

Hey BiggerPockets community,

I'm looking to connect with investors who fund owner-financed purchases in a 1st lien position. What kind of returns are you typically seeing on these deals?

✅ Interest rates you're comfortable with?
✅ Typical origination fees?
✅ Preferred loan terms (LTV, duration, etc.)?

I have deals needing funding and want to ensure I'm structuring them in a way that's competitive and appealing to private lenders. Any insights or experiences would be greatly appreciated!

Looking forward to your feedback. Thanks in advance!
