Would appreciate advise on HELOC for my rental property (CA)

Does anyone have a success story they can share for obtaining a HELOC on a rental property in CA? I have around $600k in equity I'd like to access for certain rental home improvements (e.g. roof, flooring). Much appreciated in advance, Chris

    @Kerry Baird Paribas (was doing in first position), First Republic, Fremont, Bank Marin are all no today. East West IF you deposit equal funds with them and Filinvest okays your other operating self employed business in their footprint. Umpqua was doing the case by case to existing clients. 

    All HELOC non owner lenders are full doc (two years IRS taxes net averaged) 721 score needed. If is under $50000 Navy Fed or USAA might be a starting point. SpringEQ is the one doing the most. Cal Coast has a product and CMG does as well (super high rates max cap 22%)

    US BANK now after gobbling Union is developing a product. Symmetry likes the cream of the top milk so score perfect and DTI like you do not need it.

    I'm not sure about others on Kerry's list. This is a moving target.
