Does anyone have experience with specific search engines or sites that can show me all zoned small multi-family units in Ventura County California (off market).  On Market inventory is light and the units that are on the market have been already value-add rehabbed.  I am trying to locate properties that need a lot of value add and that have land (for future building - ADUs).  Any insight would be appreciated. Thank you, Chris

I use an excel sheet I created that includes the date, REPS category, property, description of activity/activities, the people / tools of the activity and the hours spent on the activity. I kept it very detailed, but simple. I don’t think an app is needed at all, save the money. Good luck, Chris

Hi all,

If anyone is willing to offer their experience and learnings from obtaining Real Estate Professional status I’d appreciate it. I currently have one property (sold 2 over the last 3 years) I actively manage but it’s not enough for the 752+ hours annually to qualify. I have accumulated paper losses (e.g. depreciation) I’d like to use to offset my spouses W2 income. Thanks in advance, Chris

Does anyone have a success story they can share for obtaining a HELOC on a rental property in CA? I have around $600k in equity I'd like to access for certain rental home improvements (e.g. roof, flooring). Much appreciated in advance, Chris
