Dave, the co-signer would have to live in the house with me and all of my immediate family resides in another state. 

Yes, that is the challenge I am currently facing. 

Renting is just not the route I want to go, I would rather go to court and fight to keep the house than rent an apartment for $2k a month with 2 youngsters living with me! Thank your input sir!

I really appreciate everyone input. I have a 700 credit score and my bank statements will reflect between $10k - $14k in monthly net income.

Alimony could potentially reduce the income I could claim but we have yet to finalize any of those payments. 

I have considered using a portion of the proceeds to buy down interest but all I have been able to qualify for is $100k. I cant swing the $250k gap that I would need to get something stable for myself and the kids. I am looking for a SFH between $250k and $350k, yes, I would be living in it myself.

I wouldnt be opposed to an FHA loan but if i dont really qualify for what i need with a VA loan, would my chances really be better with FHA?

I am a newly single dad going through a divorce. I started a new job 4 months ago that pays heavily on commission. I do quite well but because I don't have 2 years of that commission demonstrated, I can't qualify for more than $100k for a new home (we are selling the current one and going our separate ways). I need help finding financing!! 

I have never missed a mortgage payment and I have been a homeowner for about 8 years. I am only trying to get qualified for $350k. I am in Pennsylvania, trying to buy around the Allentown/Bethlehem market. 

I could probably afford a $10k - $20k down payment, though ideally, I would use my VA loan entitlement and use the proceeds of the house sale to pay down debt and fund some repairs.

Does anyone have any suggestions? I need to find something suitable for my kids and I've tried two different lenders now to no avail. It's tough out here!
