5 year Loan is due

I have a loan coming due, but the bank won't let me refinance it until I get a signed lease.  Meanwhile the tenant continues to pay the rent and even if the tenant doesn't renew I can afford it.  Any banks out there that will do a month to month lease or dark financing?  Let me know.
