What's a good rate right now for conventional mortgage 30 yr?

I have an approval letter for a conventional 30 year mortgage for an investment property with 15 percent down. I feel like it's a little high, though I know rates are high right now. I'm looking for some comparisons. Thanks!

My last rate was 7.25% back in December with 25% down. If you're getting a higher rate than that, I would think it'd be hard to cash flow right now
