Financing for Property in Mexico

We own a property in Puerto Penasco (Rocky Point) which is a 4 hr drive from Phoenix Arizona. We use the property as a personal vacation rental as well as an investment property.

Property is a 1 bed/1 bath condo in Sonoran Sun. Estimated Value $317,000. Purchased 8/2021. Current financing is owner financed - 6% rate, 10 year amortization, 5 year balloon, $181,000 balance. Term ends 8/13/2026.

Question: does anyone know ways of how to refinance a property in mexico? You cannot get traditional lending from a US bank/Credit union. Any help would be great. Thanks!
