Finding investors for a great opportunity in the Bakken

Need help finding an investor to help develop a 100+ acre lot in the Bakken area. Lot is on Interstate 94 on an exit. Many ideas and lots of local support. I already have potential buyers but need to develop the land first. Anyone know of a good investment firm willing to help?

What type of development?

Is it owned free of liens?

Stay away from HMLs, they have a place in REI, but if the property is reall owned free of encumbrances and you have local support with a good project, conventional financing and perhaps partnership arrangements would be the way to go. Get with someone who has a track record in the type of project contemplated as Dave mentioned. :)
