Need contact for a Cash-out Refinance on an Investment Property

I currently have a rental property that I'm looking to do a cash-out refinance on. Every lender I've looked at has an LTV max of 70% or 75% for investment properties. I'd like to find one that will do a cash-out refi loan up to 80% LTV. Does anyone have a contact for a mortgage lender that will? Property is located in Florida and is a SF detached residence. Any help would be appreciated, thanks.

@Steven Bolyard, what is the price point on the property, and what rates are you being quoted at 75% (I'm guessing 6.5%)?

If you're willing to pay a higher rate, it might be achievable.
