Single Family Dwelling lending with ADUs

I am under contract for a property with a tax id for single family that is also zoned single family, but has 2 ADUs on the property. I plan on living in the single family dwelling and all utilities for the entire property are under one address.

When I originally talked to the lender and explained this they thought we could go conventional, 5% down. Recently the lender had concerns that the appraiser would come back appraising it as a multifamily property that would sink this deal. 

Two Questions - 1) If the property is zoned single family with one tax ID and one utility would the appraiser push back on the zoning/tax classification of the property. 2) Do the ADU valuations count toward the appraisal of the property?
