Post: Pet Policy Addition - designated waste areas

So I have a 2 story duplex in Houston, TX and each unit has a balcony. During my last visit to the property I noticed one of the upstairs tenants dog was going to the bathroom on their balcony which is right above the downstairs tenants balcony. This is obviously very gross, but when I went to my lease document and pet policy I couldn't find anything that explicitly said this was wrong.

I am wondering if anyone has an article in their pet policy that prohibits this kind of action and designates certain areas for dogs to go to the bathroom?

I am under contract for a property with a tax id for single family that is also zoned single family, but has 2 ADUs on the property. I plan on living in the single family dwelling and all utilities for the entire property are under one address.

When I originally talked to the lender and explained this they thought we could go conventional, 5% down. Recently the lender had concerns that the appraiser would come back appraising it as a multifamily property that would sink this deal.

Two Questions - 1) If the property is zoned single family with one tax ID and one utility would the appraiser push back on the zoning/tax classification of the property. 2) Do the ADU valuations count toward the appraisal of the property?

This property is in Houston, TX.

Hi,

I just went under contract for a multifamily property with a couple ADUs on it. I am having trouble finding an agent that is comfortable working with properties with ADUs on it. Does anyone have a suggestion on who I might reach out to about setting up insurance for this new property. Thanks!

Post: First time home buyer considering FHA

First time home buyer looking to purchase a 4-plex in either Denver area or Houston. I have really good credit and make an above average salary to where I can't leverage income based loan programs.

I am struggling to weigh the costs of UFMIP (1.75%) and a 1.85% Lender "load discount fee" when considering a 3.5% DP FHA loan vs. going with a smaller conventional loan for a more than likely smaller property. I can crunch the numbers and see if a property cash flows (with and without me occupying a unit) but what I don't know is how to weigh the merits of going FHA with all the fees (1.75% + 1.85%) and likely getting into a larger property earlier vs. waiting and saving for a smaller property a little bit later.

Does anyone have advice on this? Thanks!
John
