Investor Friendly Mortgage Options

Looking for some advise on the best mortgage product/s for investors. I'm located in north Jersey and looking to buy my first LTR this year. I recently purchased a primary residence (conventional/80%LTV) so the trusty FHA approach is off the table. Right?

Are there any investor friendly products out there that require less than 25% down?

Good info from @Ian Wright! I'd second looking into DSCR loan options. Can be an amazing tool to build a portfolio if debt-to-income becomes a challenge.
