@Joe Fritton - thank you. I'm not familiar with DSCR loans so you've given me something to research. Even though at a glance the "savings" would only be 5% on the down payment, that translates to a lot of $$ in an expensive market.

@Andrew Postell - thank you for your input. I wouldn't occupy the 2nd property so maybe FHA is off the table then. Unless there's another way that I'm not aware of?

I'm familiar with the BRRRR method but not sure it works in my market since it's so expensive.

@Kody Graves - thanks for the insights. I prefer to do a 2-4 unit (none of which I would occupy) but wanted to see if there’s any way around the 25% since this is a relatively expensive market.

@Jonathan Soto - does it need to be owner occupied to access that product?

Looking for some advise on the best mortgage product/s for investors. I'm located in north Jersey and looking to buy my first LTR this year. I recently purchased a primary residence (conventional/80%LTV) so the trusty FHA approach is off the table. Right?

Are there any investor friendly products out there that require less than 25% down?

I’ve been hearing that a lot in my circle. I don’t know upstate that well so I wouldn’t want to do my first deal there but definitely for deal #2 I’ll be looking in that market.
