    Actually, the private mortgage industry is not so new. I was making private loans secured by real property back in the late 1970s and early 80s, as were many others. The formation of the private mortgage industry goes back to the private second mortgage liens Californians began taking on for home purchases in the 1940s.

    In 1973 commercial private mortgage lending got a boost when an area franchise developer for Weight Watchers International sold his business and decided to take the $15 million proceeds and provide commercial mortgage second liens to fill some of the gap on commercial property purchases.

    California mortgage brokers have been advertising high interest investments in private mortgages since the early 1960s.
