First duplex. Need opinions.

Hello everyone

Finally about to close my first deal in this crazy market. Found a duplex for 99k and was able to negotiate it down to 93k. It may need a little work, probably 10-15k rehab but both units are occupied on a month to month lease.

Tenants pay $450 each but rent in that area is at least $600

I will check it out tomorrow with the option to back out of the deal if i don't like it but even if it needs some work i think this is a good deal.

Any thoughts ?
