Inherited Property with a Large Shed - how to proceed?

We just inherited a home with a very large shed on the property. The home itself requires some rehabbing but we’re in the process of deciding if it’s worth to rehab and rent/sell or just sell the property as-is.

The shed has electricity built in and has been previously rented out independently for ~$1,000 a month. Pictures below.

If we decide to rent the property, do we incorporate this into the entire rental price of the property? Can we rent the home and shed out to two separate parties (I'm thinking no because they share the same driveway)? If we sell this house, I'm not sure if this shed will help or detract from the home value so it's been difficult to come up with an ARV.

I’m thinking of getting some realtors to help assess but would also appreciate any advice or suggestions on how to proceed!

You can rent the shed and the house and anything else on the property to two or more different parties. They can share the driveway. The leases would govern the tenants' rights and responsibilities.
