Finding Comps for Your ARV

Hello Bigger Pockets Members,

For those of you who are more experienced or if there any appraisers out there, what do you do when you a property doesn't really have any comps? When search for a listing, I usually use the recently sold feature for realtor.com or redfin. However, I've come across an multi-unit property that doesn't have comps which makes it difficult to project my ARV. Any suggestions, thoughts or ideas? Thanks.
