What is the difference from Mailing address and property address? Would the mailing address be the location of the absentee owner and the property address is the property the absentee owner owns?

I'm starting my first attempt at a mailing campaign, any recommendations for beginners?

I have a list of about 105 people. I broke it down by age and area codes of the areas I'd want to invest in my market with mortgages no higher than $50,000.

I have a good idea of how I want to style the letter so that it stands out vs others.

Do you recommend combing through the list to find properties that meet my interests such as: Year built, garages, single story, how the home looks as far as condition, then mailing those targeted people?


How do you go about picking out the good and the bad from your list when preparing a mailing campaign? How often to you touch base with them via mail after?
