Hey Caleb, thank you for the comment. I was able to find about 8 off-market leads in 2 days that were ready to sell. I did not expect the outcome nor did I have the foundation to support roughly 50 responses to my outreach. I'd love to talk with you sometime to discuss your buy box and see going forward if I can bring deals that do not fit my investing goals!

Good Afternoon All,

I'm looking for recommendations on a Legal rep and also a Title company in the Mississippi (Gulf Coast), Florida (Pensacola), and Louisiana (New Orleans) area who are intimately familiar with creative financing, specifically Subject-To and Owner Financing (Seller Carry) real estate transactions.


I just moved to Mississippi but will be starting a real estate campaign in one to two months after I've established a few basic key members. I'm expecting to be able to close 1-2 deals a month.

I'm also expecting to be able to find and assign roughly 4-8 deals a month that I'm not able to close on myself if there are any interested investors that would like to connect!

Any recommendations would be hugely appreciated!

I’m considering living in it for a year and then renting it out or just simply renting it out.

- Agreed price: 226,155. We are going to discuss today if seller wants the remaining equity at close. Right now, all indications I’m getting is no. Final buy will just be mortgage balance.

- Mortgage terms: 30 year, 2.9% interest.

They have lived in the dome since 2021

I’d be happy to chat with you on a call if possible. I’m talking with the seller today at 4pm to cover more details.

I’m considering just passing the property over to someone else for an assignment fee. I just moved out here and jumped the gun on deal leads before establishing the correct foundation.

- Home Sell Price: $265,000

- Rents: 1500-1800

- Mortgage Cost: 1461.01

I figured this could also be wrapped by a more experienced investor with a higher interest/sale price.

@Mike Hern thank you for sharing. I was hoping to get some guidance or checklist type of steps to take to ensure you cover all bases. I’m working now to get a contract and then work with a title company and lawyer to make sure everything goes well.

Also if you know of any end buyers just in case I’m not able to make the deal work I’d like to visit the option of assignment fee.
