What should I do with money I’m saving to invest?

I am currently saving up money to buy an owner occupied 2-4 unit house. I have 13k and hope to save up another 17k to make it an even 30k. What should I do with the money I have saved while I’m waiting on the other money? It is currently in a checking account and I think it will take me at least 1 year to get the rest saved. Thanks for any advice.
