Have you seen or live in a area where people are flocking in from elsewhere in the United States?

I live in Texas and been seeing people coming in and buying up real estate by the droves. We recently put our home on the market 10k higher what the agent suggested and within 5 days we had a full price offer from an out of state buyer. There were about 12 showings and talking to the different Agents many were by zoom of FaceTime. We were in a higher price point that usually may take awhile to move but not in this market we are seeing now. When the home inspector came, he said about 60% of there work now is from out of state buyers. Talking to our agent she said that there just isn’t any inventory right now. That as soon as something hits the market it goes under contract within a few days. Just curious if others are seeing the same thing?
