I would say Florida has been fine since I have not really found the need to invest in other states. 

As far as leads, I filter my list before I send letters or postcards to get more quality leads. I like to send to owners who have owned for 10 years or more and are out of state. They are usually more motivated for various reasons. 

It may take a while to filter the list yourself. You can use a service like Listsource or AgentPro247 to download specific list.

Hi, 

I mainly use the delinquent property tax list that is provided by the county. Some counties have them available online. Others you may have to contact directly for the list. 

I also look at the properties available in the county's upcoming tax deed auction (Florida). However I don't purchase at the auction. I try to get in contact with the owners before the auction. I look at auctions that are set for at least 2 months ahead in time. This allows me to make contact with the owner, research the property, close, etc. Most of these owners know their property will be auctioned off soon and may be more motivated.

I use buildium....its online property management software for PMs and rental owners. It's pretty easy to use and setup. Tenants can pay using credit card or withdrawing from their checking account. Also heard of a company called cozy...I never used it though.

I wholesaled a vacant lot this past December in Florida. It was by far my easiest and quickest deal to complete. It only took a couple of weeks for the entire deal to close.

There was once a mobile home there at one point. It was about 1 acre and was already cleared with a driveway. Also had utilities available. 

I put "perfect for a mobile home" in my ads. 

Long story short is to try to find the best use for the property and market for those type of buyers....Hope this helps..Good luck!

@Jerry K. Hey, how are you? Things are going good. Been having a lot of success purchasing parcels going up for auction. Most recently purchased a parcel for $500 with about $1000 in back taxes that was hitting the auction block. I think I can get anywhere from $10,000-$15,000 for it. We will see how it goes. @Bill Gulley has some excellent points.

The way I have been evaluating land is to find recent comparable sales. Some counties show comparable sales on the County Assessor website. Some counties here in Florida enable you to view an interactive GIS Map and it shows nearby sales for the last 4 years. You can even filter the map to show vacant land sales only.

I have also used a realtor to pull a report of comparable sales as well.

I bought and then sold two adjacent lots not too long ago. I found comps through a realtor on Trulia who was answering questions about the area on their message board.
