Looking for advice on how to get into the real estate world

I am 20 years old and i want to get into the real estate world, i have a full time job, a excellent credit score, but not much cash on hand. Im looking for tips/advice to help me get started. I’ve been looking into single-family homes and duplexes, i am interested in the owner-occupied investment strategy because i think it is the best way for me to get into it. Thank you in advance!
