Child Custodian Funds for Buying Rental

My kids received a cash inheritance from my grandfather a couple years back which I am the custodian on. I want to teach them about real estate investing, and provide them a long term cash flowing investment in the process to take over when they become adults.

Are there any limitations for me to invest this money on their behalf? Anyone have any experience with this type of situation?

There is enough to pay cash for a SFR in the market I am looking at. Thanks!
