Looking for advice on how I am analyzing rental comps for duplex

I am analyzing rental comps for a duplex using zillow.

The property I am comparing everything against has the following characteristics:

Square Footage1,812
# of rooms4
baths4
lot size9147

My current filters for finding rental comps are:

1. 2 Beds Exact Match

Why? The duplex is split into two units and there are 2 beds. So my rationale is to get rents for other 2 bedroom type properties.

    2. 2+ Bathrooms

    Why? The duplex has 2 bathrooms in each unit.

    3. Home type: Houses, Condos/Coop, Town Homes, and Apartments

    Why? My rationale is that as long as each of these properties has 2 bedrooms and 2 bathrooms, I would imagine that rents would command the same pricing. 

    NOTE: This is actually the filter with which I am struggling most with. I am concerned that Apartments should actually be excluded because they often come with management and other variables that a duplex would not. 

    Overall, my rationale for these filters is that as long as the unit has 2 BR and 2 Bathrooms, the rental comps should be comparable. I am also new to this, so I really do not have a clue around what I am saying. I am just trying to use my limited intuition on this.

    Looking for advice on where I am falling short and the risks I am adding in by not accounting for certain filters.
