Creative deal making..

Hey Fellow RE Investors,

First of all I want to thank all the pro's on this forum evaluating and commenting/ advising on certain deal situations! Thank you, all your constructive comments, they are very helpful!

Now, I found myself another deal and i would love to get your opinion on this.
I found a motivated seller who wants to get rid of his property. The senior owner is an out of state owner.
The property definitely can use some paint to make it more modern.

- 4 bed rm, 4 bath rm
- 2500 Sq ft
- Asking price 319K
- Market value 340k-350k (houses with the same comps have sold for around 375K)

The seller is open for lease option, or creative financing.
He has a very small mortgage ( has 90% equity)

He would like to walk away with some money (3%) and he is willing to do a lease option with a closing in 18 months..

Any thoughts anyone?
