Hey Guys,

I'm looking for Investor Friendly Title Companies & Closing Attorneys in the Westchester County (NY) and/ or Fairfield County (CT) area.
Many of the real estate professionals that i'm talking to have never heard of double closings etc..or never done them.

Any recommendations anyone?

I actually got a couple referrals from investors ("Cookie Cutter investors") but those attorneys weren't really familiar with creative deal making.
I have also search across the internet and i found some attorneys but they are located to far away from me. I am looking for an attorney that i can visit..
I'm hoping that someone can give me a referral..

Yes, i find that you can have as many deals as you can handle, but without the proper tools, such as a title co & attorney that handles, double closes, assignments etc, you will not be doing much business..I find it very frustrating..There must be an "out of the box thinking" attorney out there..

Thanks guys! Yes, I would like to flip the house but I also would be interested in the lease option.

I do like the profit share strategy, I was even thinking to fix and flip and than share the profits but I'm worried the property will sit to long..

I was thinking:
-10k lease option
-2.1k monthly lease
- 18 month term
- sales price 319k

Now, I sub-lease the property:
-15k lease option
-2.3k monthly lease
-12 -18 month term
- Sales price 375k

What do you guys think?

Hey Fellow RE Investors,

First of all I want to thank all the pro's on this forum evaluating and commenting/ advising on certain deal situations! Thank you, all your constructive comments, they are very helpful!

Now, I found myself another deal and i would love to get your opinion on this.
I found a motivated seller who wants to get rid of his property. The senior owner is an out of state owner.
The property definitely can use some paint to make it more modern.

- 4 bed rm, 4 bath rm
- 2500 Sq ft
- Asking price 319K
- Market value 340k-350k (houses with the same comps have sold for around 375K)

The seller is open for lease option, or creative financing.
He has a very small mortgage ( has 90% equity)

He would like to walk away with some money (3%) and he is willing to do a lease option with a closing in 18 months..

Any thoughts anyone?

Post: Real estate Deal with Tax lien

Hi,

I found a distressed seller who wants to get rid of his property.
His house appraised around 500k but the market value is more towards 440k
He owes the bank 410k and there is a 15k Tax lien on the house. The house also needs about 10K in updates..
I'm thinking a subject to deal and than a lease option but i have to get rid of the tax lien first right?
Any suggestions how to structure a deal here?

Hi Ben,
I calculated that all my payments will be 3k/ mont. The property tax is not high there.
My goal is to live in it myself and fix it up..

This Property brings in close to 4k a month. Market value is 660k.

How would you structure this deal with the seller?
