What loans are good for cash out refi?

I found a property off market that would be a great brrrr strategy house, I'm curious what the best loan would be whether unconventional or conventional, if I was going to transfer it into a duplex or triplex, maybe a FHA would be the way to go and I could live on the property for a year? In theory I would hopefully grab the property for 200k with an estimated 40-50k in rehab but I haven't been on or seen the property. Honestly I want to just get started but I need info on loans.
